The overlooked phase

The deal closes. The property still needs work.

Industrial acquisitions often come with deferred cleanup, unusable yards, broken fencing, poor access, overgrowth, uncertain permitting, and vendors that need to be managed. We step in during diligence or immediately after closing to create a practical path from asset acquisition to use.

Why owners call us

Time-to-use is an investment metric.

A property that cannot be occupied, leased, secured, or operated creates carrying cost. Our work is built around reducing post-close friction and helping ownership protect the underwriting.

Underwrite the work

Assess scope, priorities, sequencing, and likely budget ranges before surprises become delays.

Coordinate execution

Bring the right crews, vendors, and licensed trades to the table under one plan.

Mike Miller

Mike Miller is a Texas native and lifelong real estate operator who grew up working on property management crews for his family. From an early age, he learned that real estate value is created in the details: clean sites, functional access, safe yards, reliable vendors, and properties that are actually ready for the next user.

While attending Baylor University, Mike put himself through school by running a property management company for a local real estate investor. That hands-on foundation later grew into a career in land acquisition, entitlement, rezoning, easements, and industrial real estate. Today, Mike owns and operates a portfolio of industrial assets in Denver, where he has seen the same problem repeatedly: investors buy industrial properties that look good on paper, but are not ready for occupancy, operations, leasing, or sale.

Make Ready Industrial was built to solve that problem.

Mike brings an owner’s perspective to every project. He understands what brokers, buyers, tenants, lenders, and inspectors are looking for—and how costly delays, deferred maintenance, zoning issues, poor site access, bad fencing, trash, weeds, drainage, and unfinished improvements can be. His background includes industrial acquisitions, entitlement and rezoning work, title and diligence, site operations, vendor coordination, and full-cycle value creation across industrial properties.

His approach is simple: walk the site, identify what is holding it back, build a practical plan, and get to work.

Let’s walk your site and get it ready.

What we handle

Industrial make-ready, managed like an asset plan.

We are not trying to be every contractor. We are the site-readiness partner that identifies the work, sequences the work, and manages the work so ownership is not coordinating ten separate vendors.

Investor-facing execution

We help ownership reduce the distance between acquisition and income.

The value is not only the cleanup. The value is speed, clarity, coordination, and confidence in what happens after closing.

How it works

A clean path from diligence to turnover.

STEP 01

Send the property.

Address, listing, photos, site plan, survey, inspection notes, or target use.

Step 02

Walk the site.

We assess access, surface, security, debris, drainage, landscaping, and operational constraints.

Step 03

Build the plan.

You receive a practical scope, priority list, timeline, and budget direction.

Step 04

Coordinate the work.

We manage crews, schedules, scope changes, vendors, and communication.

Step 05

Turn over the site.

Clean. Secure. Accessible. Functional. Ready for its next use.

For industrial brokers

Give your buyer a plan before closing.

When a buyer likes the asset but is unsure about the post-close work, bring us in. We help identify what must happen, what can wait, and what the buyer should consider before they waive diligence.

Broker support

Diligence clarity

Help buyers understand cleanup, security, surface, access, and exterior work before the deal gets stuck.

Buyer confidence

Give clients a path forward instead of handing them a list of disconnected contractors.

Fewer surprises

Flag operational issues early, before they become late-stage objections.

Post-close momentum

Move directly from closing to execution with a make-ready plan already in motion.
